Roads & Access: The subject property is located along Ketch Patch Trail, a two-track dirt road located just south of Oregon Pines Road, one of the main arterials cutting through the subdivision from east to west. Despite the fact Ketch Patch does not receive regular traffic or maintenance, it appears to be one which can be navigated by any vehicle type. That said, given the rural nature of the surrounding area, it’s likely best to scout the property with a larger truck or off-road capable vehicle.
Roads & Access, Cont’d: Some maps identify Oregon Pines Road as Nagelridge Way. Anyone scouting the property should be aware of this discrepancy.
Power & Utilities: While underground utility boxes can be found throughout Oregon Pines, the ones closest to the subject property are located a mile and a half away. Additionally, while there are developed home sites in this region many seem to be reliant on solar panels and other alternative forms of power. Because of this, anyone looking to develop the land is encouraged to investigate these alternatives. Anyone looking to investigate the costs associated with getting service connected on the subject property is encouraged to contact Pacific Power, the utility company servicing this region.

Zoning: The Oregon Pines subdivision is zoned R-2, a designation whose purpose is to establish and maintain areas for rural residential uses. No HOA: The Oregon Pines subdivision has no HOA and there are no annual dues associated with land ownership here.
Covenants, Conditions & Restrictions: When the Oregon Pines subdivision was first created, the developer drew up a set of covenants and restrictions to run with the land. While these types of documents normally enumerate a set of rules for how properties are to be used and developed, most of this document defers its authority to local and state zoning regulations. Because of this it is more important for a property owner here to familiarize themselves with those rules. Acceptable Structures: It should be noted that per County zoning, acceptable structures for this region include single family residences, mobile homes and manufactured homes. Additionally, the minimum square footage requirement for this region is only 300 square feet, meaning this area is ideal for tiny homes as well. Anyone looking to stay longer than seven consecutive days must acquire a permit from the County. Additionally, RVs may be used here but only for recreational purposes. Tiny homes with a trailer frame (meaning not on a permanent foundation) are classified as RVs and thus must be registered with the state DMV. Neighboring Land: It should be noted that to the immediate west of the subject property are 160 acres of privately owned undeveloped land.
